NEAT Developments get green light for new way ahead at former industrial estate

NEAT Developments and Royal London Asset Management received planning approval from Brent Council for the £200m redevelopment of a former industrial estate in Capitol Way, Colindale.

The scheme will include over 500 new homes and 44,000 sq ft of modern commercial space, including light industrial uses, for entrepreneurs, start-ups and local SME's.

35% of the new homes are affordable, with 8 four-bedroom mews houses all for London Affordable Rent.

When complete, the scheme is expected to create over 210 new jobs.

The vacant building on Capitol Way is now set to be demolished to make way for a series of buildings ranging from three to 12 storeys, and a two to three storey commercial building.

NEAT Developments are also moving forward with other schemes across London, including a mixed-use development at a retail park in Enfield.

“Working with the Council we were able to increase the number of homes on the site, without compromising the high standard of design, generous open spaces, and vibrancy of a modern mixed residential and employment hub. The current building is a large, tired, shed that no longer has demand from the industrial and logistics industries. Our new proposals are an exciting blend of high quality residential homes mixed with a modern employment offer, leisure, and some retail units. It will bring a vibrancy to the area in keeping with the changing nature of Colindale as a desirable and well connected destination.”

Planning permission was granted by Brent Council in March 2018 for a residential and commercial development. Since then, planning policy has evolved and, in collaboration with the Council, NEAT Developments and Royal London Asset Management have revised the scheme to increase the number of new homes and the provision of affordable housing whilst maintaining the high-quality employment offer.
