NEAT is a London-based property developer. We deliver large-scale, residentially led, mixed-use developments across Greater London.

Partnering with investment managers and institutional funds we utilise a business model that mobilises capital, delivering financially strong, long-term projects and return on investment while helping to increase much needed housing supply.

We are genuinely committed to delivering better, higher quality developments, in a progressive, collaborative manner to enhance the lives of our customers. By investing more into the homes we build, we believe the end result will genuinely stand out from the market place and resonate with our customers.

To achieve this, we approach our industry quite differently. We believe developments should be viewed as ‘products.’ Products that enhance and create positive change. Not inanimate commodities that simply offer a function and meet industry standard.

OUR PURPOSE

NEAT delivers high quality homes that are designed and built to stand the test of time. Our developments incorporate homes across a range of tenures, including rental and affordable, helping to meet the chronic need for new homes in London. We believe that developments are more than just physical buildings; they act as a catalyst to create new communities. We work hard to ensure that our developments fit with their surroundings and that the new and existing communities blend together. Through thoughtful placemaking, we seamlessly integrate new homes with local retail, leisure, community and work spaces; regenerating under-utilised brownfield land in London. Whilst no two developments are the same, our aims remain consistent.

Joe Crawley

Executive Chairman

"Our passion is for positive change. Positive change in our industry, positive change in how our contemporaries behave and positive change within the community."

Joe is the driving force behind NEAT's vision and collaborative approach to delivering large-scale, residentially led mixed-use developments. With 28 years' industry experience in London, he has successfully delivered numerous commercial, leisure, residential, and mixed-use developments. He was previously a Director of Kitewood Estates.

Joe was previously a Non-Executive Director of CLS Holdings plc., a London Stock Exchange listed property investment and development company where he was Development Director during the 1990s.

John Faith

Non-Executive Director

John, an FRICS qualified surveyor, is Chairman and founding shareholder of Kitewood Estates, which he started over 20 years ago, and has since built into a successful diversified property investment and development group operating in southeast England.

He has been active as a principle in the residential industry for over 30 years, and has a wealth of knowledge, and experience of a broad range of property matters.

Youssef Kadiri

Managing Director

Youssef, who holds an MSc. in Business Administration, joined NEAT in March 2013. He has over 10 years' experience, most notably as a Development Manager on Skanska's residential development team, where he met Joe, John and Dan Gardner during a collaborative exchange between Kitewood Estates and Skanska, partly inspiring the style and characteristics of TNQ.

Youssef leads marketing and sales, financial and joint venture management, and administration.

Adam Titmus

Finance Director

Adam is a qualified chartered accountant with nearly 18 years of financial management experience. He started his career with Deloitte LLP working with many organisations across a wide range of sectors. He then held several senior finance roles at Morgan Sindall Group plc, a London Stock Exchange listed construction and regeneration group, most recently as the Finance Director of its Investments division. Adam joined NEAT in April 2021 and takes responsibility for the financial strategy and management of the business.

Guy Billinge

Delivery Director

Guy joined Neat Developments in November 2021 bringing extensive experience in the delivery of complex mixed-use developments across London. Guy began his career with Berkeley Homes before progressing to senior roles with Redrow London and most recently Mount Anvil. Guy is responsible for the delivery of our portfolio of developments, guiding our projects from inception through to completion.

Dan Gardner

Head of Project Delivery

"We effect change by driving up standards through the products we create and the way in which we do things."

Dan has over 15 years experience delivering large-scale, mixed-use residential developments in London and southeast England. He leads on design, construction, and affordable housing.

Dan was a Development Manager at London & Quadrant, one of the UK's largest affordable housing providers, prior to joining Kitewood Estates where he was Director of Affordable Housing until joining NEAT.

Brian Reynolds

Director of Public Sector Partnerships

"We are a business, but we are also citizens, our responsibility is to contribute to the enhancement of those we work with and the communities we serve."

Brian joined NEAT in April 2016 as a public sector housing and regeneration specialist, having worked in local government for 30 years and with central and local government since 2010. Brian has been responsible for running the One Public Estate programme on behalf of the Cabinet Office and the Local Government Association since 2013 aimed at freeing up public sector land. Previously, Brian was Deputy Chief Executive at LB Barnet for 10 years, where he set up and ran the regeneration programme, including the £4.2bn mixed use redevelopment at Brent Cross/Cricklewood.

Matt Burke

Development Executive

“We challenge traditional house building practices, asking what is possible, not what is required.”

Matt joined NEAT in 2017. As Development Executive, he has a focus on new business opportunities and the financial analysis and due diligence on our projects. Matt joined NEAT from Deloitte Real Estate where he was involved with, among other things, advising Old Oak and Park Royal Development Corporation on the UK’s largest regeneration project. Most recently at NEAT, Matt has been working on the successful planning application at Colosseum Retail Park, Enfield as Development Manager.

Matt read Land Economy at Cambridge and is a Member of the Royal Institution of Chartered Surveyors.

Paul Ward

Development Director

Paul has over 15 years’ experience leading the delivery of large complex development schemes. Paul's previous role was the Head of Regeneration at Barratt London. Prior to this Paul worked for the Berkeley Group and also an Urban Regeneration Company with a focus on large scale residential-led mixed use development. Paul joined us as Development Director in April 2018.

Eric Holroyd

Senior Development Manager

Eric joined NEAT in 2019 from Barratt London where he worked as a Development Manager on a number of large-scale regeneration projects, most notably the West Hendon Estate Regeneration Scheme and the redevelopment of the former Nestle Factory in Hayes. Prior to this Eric was involved in setting up and delivering complex residential led public-private joint ventures and housing development companies. Eric has over 10 years’ experience working in development and holds an MSc in Spatial Planning from the Bartlett (UCL).

As a Senior Development Manager Eric is responsible for various development activities from inception to construction on some of our large-scale mixed use developments.

Ben Crawley

Marketing Assistant

Ben joined NEAT in September 2019 as a Marketing Assistant. He will assist in formulating and implementing marketing & sales strategy for any new build sales. He has a bachelor’s degree in sound engineering and is also an aspiring music producer.

Tom Roots

Development Manager

Tom joined NEAT from St George (part of the Berkeley Group) in 2022. Tom has been working on large residential-led mixed use developments within London since 2015, beginning his career with Quintain on one of London’s largest development schemes, Wembley Park.

More recently, Tom was a Land Manger at St George for 5 years looking after the major regeneration of the former News International site, London Dock, in Tower Hamlets. During this time, he was also in charge of the Royal Exchange development in Kingston as well as being heavily involved in the affordable housing sector across London.

Tom obtained a BArch in Architecture from the University of Westminster followed by a MSc in Real Estate at the University of Reading.

As Development Manager, Tom is responsible for working on feasibility, planning, design and development management for current and upcoming sites across the business.
