NEAT and Royal London Propose £100M Multi-Storey Industrial Hub in North-West London

NEAT Developments, in partnership with Royal London Mutual Insurance Society, has submitted a planning application to Brent Council for a £100m stacked industrial scheme on Capitol Way, Colindale, north-west London.
The proposed development will deliver 230,000 sq ft of industrial space across two storeys, representing a 125% increase over the previous single-storey facility. Designed to meet the needs of diverse occupiers, the scheme will feature flexible unit sizes, create up to 360 jobs upon completion, and generate 160 jobs during construction.
Sustainability is a core focus, with the building targeting BREEAM ‘Excellent’ and EPC ‘A’ ratings. It will include green features such as roof-mounted solar panels, EV charging points, cycle storage, and landscaped areas.
Youssef Kadiri, Managing Director of NEAT Developments, highlighted London’s loss of industrial space over the last 20 years, driven by the rise of online retail, and the resulting strain on distribution centres. “Maximizing land use through multi-level industrial development is vital for London’s future,” Kadiri said, citing inspiration from trends in the US, Canada, and Japan.
This marks NEAT Developments’ second industrial and residential co-location scheme, following the Blackhorse Lane project in Walthamstow. Construction is anticipated to start in late 2025, with completion slated for summer 2027.
