NEAT serves as Development Manager for the redevelopment of Capitol Industrial Park on behalf of Royal London. Following an extensive feasibility study, the project underwent detailed design development and technical testing, incorporating feedback from LB Brent, local stakeholders, and commercial agents to refine this cutting-edge, multi-level industrial facility.
The building offers 8m clear heights on the ground floor and 6.5m on the first floor, with mezzanine offices and an ancillary café. Ground and first-floor units feature large, rectangular floor plates with multiple loading bays, adaptable for various tenant needs. The ground floor accommodates articulated vehicles, while the first floor is accessed via a ramp suitable for 12m rigid vehicles.
The 156,000 sqft industrial scheme includes 48 parking spaces, six street bays, and 56 cycle spaces, with lifts enabling cargo bike access to the first floor. Sustainable features include BREEAM Excellent design, roof-mounted PV panels, and LED lighting, contributing to a 76% biodiversity net gain. Public realm enhancements to Stag Lane and Capitol Way complement the development.
The project will create 360 on-site jobs and 160 construction jobs, offering Grade A industrial space with flexible unit sizes. Planning was submitted in July 2024, with construction slated to begin in 2025.
