Based in one of the world’s most densely populated cities, NEAT Developments specialises in mixed-use projects, seamlessly integrating residential, commercial, and multi-level industrial spaces.

As Development Managers, we collaborate with institutional investors, funds, insurance companies, local authority pension funds, and corporations, guiding projects from inception to lease and exit.

Joe Crawley

Executive Chairman

"Our passion is for positive change. Positive change in our industry, positive change in how our contemporaries behave and positive change within the community."

Joe is the driving force behind NEAT's vision and collaborative approach to delivering large-scale, residentially led mixed-use developments. With 36 years' industry experience in London, he has successfully delivered numerous commercial, leisure, residential, and mixed-use developments. He was previously a Director of Kitewood Estates.

Joe was previously a Non-Executive Director of CLS Holdings plc., a London Stock Exchange listed property investment and development company where he was Development Director during the 1990s.

John Faith

Non-Executive Director

"We believe developments should be viewed as 'products.' Products that enhance the lives of those who's homes they are and the community that surrounds them.

Not inanimate commodities that simply offer a function and meet industry standard."

John, an FRICS qualified surveyor, is Chairman and founding shareholder of Kitewood Estates, which he started over 20 years ago, and has since built into a successful diversified property investment and development group operating in southeast England.

He has been active as a principle in the residential industry for over 30 years, and has a wealth of knowledge, and experience of a broad range of property matters.

Youssef Kadiri

Managing Director

Youssef joined NEAT in March 2013 and took over as Managing Director in 2021. He leads NEAT’s growth strategy as a trusted Development Manager and Property Developer in the UK market place. Prior to joining NEAT, Youssef was Development Manager at Skanska and involved in ambitious plans for setting up a residential business in the UK with large investments in land and development. It was during this time he met Joe, John and Dan during a collaborative exchange between Kitewood Estates and Skanska, which partly inspired the style and characteristics of NEAT’s first development TNQ. Youssef holds an MSc. in Business Administration.

Guy Billinge

Operations Director

Guy joined Neat Developments in November 2021 bringing extensive experience in the delivery of complex mixed-use developments across London. Guy began his career with Berkeley Homes before progressing to senior roles with Redrow London and most recently Mount Anvil. Guy is responsible for the delivery of our portfolio of developments, guiding our projects from inception through to completion.

Dan Gardner

Head of Design and Pre-construction

"We effect change by driving up standards through the products we create and the way in which we do things."

Dan leads on the design of our projects, working alongside the Development Management and Delivery teams across our portfolio. He provides extensive knowledge and experience of the full development lifecycle, whether it is assessing new opportunities, developing design, navigating legal agreements or handing over and selling projects.

Dan has over 25 years of experience delivering mixed-use residential & commercial developments in London and the southeast. He has been with NEAT since the company’s inception having previously been the Director of Affordable Housing at Kitewood Estates & Development Manager at London & Quadrant.

Brian Reynolds

Director of Public Sector Partnerships

"We are a business, but we are also citizens, our responsibility is to contribute to the enhancement of those we work with and the communities we serve."

Brian joined NEAT in April 2016 as a public sector housing and regeneration specialist, having worked in local government for 30 years and with central and local government since 2010. Brian was responsible for running the One Public Estate programme on behalf of the Cabinet Office and the Local Government Association since 2013 aimed at freeing up public sector land. Previously, Brian was Deputy Chief Executive at LB Barnet for 10 years, where he set up and ran the regeneration programme, including the £4.2bn mixed use redevelopment at Brent Cross/Cricklewood.

Cassie Flett

Executive Assistant

Cassie joined in 2015 after two years with the Planning and Development Team at Carter Jonas, and previously Lambert Smith Hampton for ten years working with various agency teams. She has worked on a number of exciting projects including large acquisitions and disposals for both private and public sector clients.

At NEAT, Cassie currently focuses on customer care, administration and office management.

Tom Perry

Development Analyst

Tom joined NEAT in 2024 as a Development Analyst, where he is responsible for the underwriting, analysis and financial due diligence of our projects.

Prior to NEAT, Tom gained several years investment and development experience within the living sectors, most notably at CA Ventures where he worked on BTR and PBSA acquisitions across the UK and Ireland.

Tom holds a BSc in Product Design and an MSc in Real Estate from the University of Reading.

Jaime Powell

Senior Development Manager

Jaime joined NEAT in 2024, bringing with her over 20 years of development experience. Before joining NEAT, Jaime worked as a Senior Development Manager at Berkeley Homes, where she was instrumental in successfully planning and delivering multiple phases of the award-winning Woodberry Down estate regeneration scheme. Prior to her role at Berkeley Homes, Jaime served as a Regional Town Planning Manager at Sainsbury's and as an Associate in the Town Planning Team at Cushman and Wakefield. At NEAT, Jaime is responsible for overseeing various development activities, from inception to construction, across the company's portfolio of large-scale, mixed-use developments.

Nathan Best

Assistant Development Manager

Nathan joined NEAT Developments in early 2024. Nathan began his career at St Edwards and has been part of large scale, residential-led mixed use developments within London since 2021. He has continued to broaden his skillset with experience in BTR, co-living and PBSA, adding diverse expertise to his role at NEAT.

Nathan manages projects from feasibility through to construction, collaborating closely with architects, engineers and planners to ensure each project aligns with the brief and NEAT’s core values.

Nathan holds a BSc in Philosophy, Politics & Economics from the University of Nottingham.
